A shared purchase works best when being together is a choice throughout the day. Podere Mazzoni has a starting point that suits that idea: distinct living spaces around a courtyard, a separate Ovile beside the pool, and room for shared meals, visiting friends and quiet time at home.
For families or friends, the opportunity is to combine an exclusive private setting with a less isolated way of enjoying the countryside. Each household can keep its own rhythm while the estate provides places to meet.
The property currently comprises five distinct, legally separate units.
Give shared life a home of its own
One arrangement to explore is four private homes and a common house in the larger unit of the main building. Its former restaurant spaces and wood-fired oven suggest a social centre for long lunches, cooking together and celebrations. The spaces that formerly housed the professional kitchen are available for fitting out a new one. Six rooms above offer space to consider for guests or other shared uses.
This gives the common house a clear purpose: a place to come together that does not require one household to host everyone in its own living room.

An additional possibility: six units instead of five
The group could also explore a layout with six functional units: dividing the upper floor into two parts and connecting the inner part to the central unit on the floor below. This would provide another way of assigning spaces to the households and their shared activities.
It has not yet been verified that this six-unit arrangement can be formalised. We are inquiring into a further subdivision that would also allow the resulting units to be sold separately. For now, this is a space-redistribution concept; the legal configuration remains the five existing units.
The whole estate is offered for a joint purchase. The group can start from the five existing units and assess the new concept separately according to its needs.
Make the everyday arrangements as good as the holidays
The group can decide which spaces belong to each household’s daily life, where to welcome guests and which areas to share. The courtyard, pool and gathering places can be organised around the routines of the people living on the estate.
The estate can be considered for primary homes, second homes or a mix of the two. Privacy within each household and clear arrangements for shared spaces help different routines coexist.
Share Tuscany, too
With the sea and Tuscany’s historic towns nearby, days out can be shared or independent, from the coast at Castiglione della Pescaia to Grosseto and Siena. At home, the pool, courtyard and grounds provide places to spend time together.
Watch the 3D tour together, then ask Engel & Völkers, which handles the sale, to arrange a visit for the group with the unit plans, including the Ovile.
